Terms of Service

Please read these Terms of Service ("Terms") carefully before using massrealtyinc.ca (the "Site"), operated by Mass Realty Inc. ("Mass Realty," "we," "us," or "our"). By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, do not use the Site.

1. About Mass Realty Inc.

Mass Realty Inc. is a boutique, technology-forward real estate brokerage registered in the Province of Ontario. We combine in-house staging, legal, marketing, and negotiation expertise with proprietary technology tools to serve buyers, sellers, and investors across the Greater Toronto Area. Our platform is built to make the real estate process more transparent, efficient, and accessible.

We are a member brokerage of the Toronto Regional Real Estate Board (TRREB) and are registered with the Real Estate Council of Ontario (RECO).

2. Third-Party Listings and Agent Affiliations

The Site may display property listings submitted by agents who have been granted access to the Mass Realty platform. The presence of a listing on this Site does not mean that the listing agent is a Mass Realty employee, partner, or affiliated agent. Agents with portal access are independent and are solely responsible for the accuracy and completeness of the listings they submit.

Mass Realty makes no representations or warranties regarding listings submitted by third-party agents, including but not limited to the accuracy of pricing, property details, availability, or legal status of any property.

3. No Client-Agent Relationship

Using this Site, browsing listings, submitting a contact form, or interacting with any feature of the platform does not create a client-agent relationship between you and Mass Realty Inc. or any agent affiliated with the platform. A formal working relationship is only established through a written representation agreement signed by both parties in accordance with Ontario real estate regulations.

Nothing on this Site constitutes an offer of representation, a binding commitment to provide services, or any form of legal, financial, or contractual obligation on the part of Mass Realty or its agents.

4. AI-Powered Features

The Site includes an AI-powered property chat assistant powered by Anthropic's Claude API, provided for informational and convenience purposes only.

5. Mortgage Calculator

The mortgage calculator provided on the Site is for illustrative and educational purposes only. Calculations are based on Canadian mortgage conventions (semi-annual compounding) and user-entered inputs. Results do not represent a mortgage offer, pre-approval, rate guarantee, or commitment of any kind from any lender. Actual mortgage payments, insurance premiums, and qualification criteria vary significantly based on individual financial circumstances and lender policies. You should consult a licensed mortgage broker or financial advisor before making borrowing decisions.

6. Home Valuation Estimates

The home valuation tool generates estimates based on property type, size, location, and self-reported upgrades. These estimates are rough approximations only and do not constitute a Comparative Market Analysis (CMA), a formal property appraisal, or a guaranteed sale price. Mass Realty makes no representations about the accuracy of valuation estimates, and no legal reliance should be placed on them. A licensed appraiser or real estate professional should be consulted for any formal valuation.

7. Property Search

Property search results on the Site are drawn from listings entered by Mass Realty and agents with portal access. Search results may be incomplete, may not reflect all available properties in a given area, and may include listings that are no longer active. Mass Realty does not guarantee the accuracy, completeness, or real-time currency of search results.

8. Informational Content and Blog

Articles, guides, and other content published on the Site are for general informational purposes only. They do not constitute legal, financial, tax, or investment advice. Real estate law, tax rules, and market conditions change frequently. Always consult a qualified professional before acting on any information found on this Site.

9. Intellectual Property

All content on the Site, including but not limited to text, design, code, logos, graphics, and the Mass Realty brand identity, is the property of Mass Realty Inc. and is protected under applicable Canadian copyright and intellectual property laws. You may not reproduce, distribute, or create derivative works from any Site content without our express written consent.

Property listing content, including descriptions and photos submitted by third-party agents, remains the property of the respective submitting party. Mass Realty assumes no ownership over third-party-submitted content.

While we strive to keep content current and accurate, Mass Realty makes no warranties, express or implied, regarding the accuracy, reliability, or completeness of any information on the Site. Property details, pricing, availability, and project information are subject to change without notice. Mass Realty is not responsible for errors or omissions in listing data, pricing, or project details.

To the maximum extent permitted by applicable law, Mass Realty Inc., its officers, directors, agents, and technology providers shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of the Site or reliance on any information, tool, or content provided herein. This includes, without limitation, damages arising from reliance on AI-generated responses, calculator estimates, valuation outputs, or third-party listing data.
